A 13×13 room is 169 square feet with four 13′ (156″) walls. An 84″ sofa with a chair at each end needs 152″ side to side, so it fits along any wall the door leaves alone, with 4″ to spare.

Three layouts that work in a 13×13
Layout A: Sofa and two chairs facing the TV
All checks pass
- 10′ 10″ from the sofa to the screen
- 58″ between the coffee table and the TV
- Wall beside the sofa: 36″ and 36″
- 16″ sofa to coffee table, 30″ paths from the door
Best for: five seats and an open middle.
The trade-off: the chairs sit 2″ from the side walls, so there’s no space for a lamp table beside them.
Layout B: Sectional with a chair

- 58″ between the coffee table and the TV
- Wall beside the sofa: 12″ and 48″
- 16″ sofa to coffee table, 30″ paths from the door
Best for: lounging plus a guest chair.
The trade-off: the sectional sits 12″ from one wall; a side table only fits on the chair side.
Layout C: The same group under the window

Best for: a TV wall away from the window glare, with daylight behind the sofa.
The trade-off: the TV shares a wall with the door.
Square, but bigger: what 13′ buys you
Compared with a 12×12, the extra foot each way is just enough for an 84″ sofa with two chairs: 152″ side to side on a 156″ wall. It also adds a foot in front of the TV: 58″ between the coffee table and the console, against 46″ in a 12×12.
Where the TV goes, and how big
From the sofa to the screen is about 10′ 10″. A 65″ TV fills about 25° of your view from there; SMPTE’s 30° everyday target takes an 80″ screen and THX’s 40° a 109″ one.

What changes the answer: doors and a second doorway
- Door in the middle of a wall: the sofa and one chair fit at least three ways, but not two chairs.
- A second 36″ doorway, on the top wall or on the window wall: the sofa keeps one chair (at least three ways), not two.
- Window on another wall: two chairs still fit, two ways.

The sofa-to-table gap stays in the 14–18″ range every guide we checked gives; armchairs keep the same gap to the end of the table. The walkway is checked on a floor grid, so a layout fails if any seat or the TV can only be reached by squeezing past furniture.
Measure this first
- Wall to wall in two places: rooms are rarely perfectly square.
- Every doorway, which way each door swings, and where people walk through.
- Window widths and sill heights, and any radiator or vent below them.
- Where the TV outlet and cable come in.
- Your sofa’s outside size, arms included, and the chaise length on a sectional.
- The way in: hallway, stairs and doors the sofa has to pass. Will It Fit Through? checks them.

How do you arrange furniture in a 13×13 living room?
Put the sofa on the wall across from the TV, away from the door, with a chair at each end of the coffee table. Keep 16″ from sofa to table and at least 24″ in front of the TV.
Can a 13×13 living room fit a sectional and two chairs?
With a TV, one: the chair goes at the sectional’s open end, because a chair across the coffee table would sit between you and the screen. Without a TV, chairs can go across the table instead.
