A 12×15 room is 180 square feet: two 12′ walls (144″) and two 15′ walls (180″). Long and narrow, it works best with the seating on a 15′ wall and the TV across the 12′ width, where you sit about 9′ 10″ from the screen.

Three layouts that work in a 12×15
Layout A: Sofa under the window, two chairs

- 9′ 10″ from the sofa to the screen
- 46″ between the coffee table and the TV
- Wall beside the sofa: 48″ and 48″
- 16″ sofa to coffee table, 30″ paths from the door
Best for: five seats around one coffee table and one TV.
The trade-off: the TV shares a wall with the door, so people walk in beside the screen.
Layout B: Sectional with a chair

- 9′ 10″ from the sofa to the screen
- 46″ between the coffee table and the TV
- Wall beside the sofa: 35″ and 49″
- 16″ sofa to coffee table, 30″ paths from the door
Best for: lounging plus a guest chair.
The trade-off: the sectional leaves 35″ and 49″ of wall at its ends: room for a side table at each end, but only one chair with a TV.
Layout C: No TV, two chairs across from the sofa
All checks pass
- 99″ from the coffee table to the wall
- Wall beside the sofa: 30″ and 30″
- 16″ sofa to coffee table, 30″ paths from the door
Best for: conversation: everyone faces each other across the table.
The trade-off: there’s no TV; the chairs take the far side of the coffee table instead.
The long view: TV on a short wall
With the sofa on a 12′ wall the TV is about 12′ 10″ away. A 65″ TV fills about 21° from there, and even a 98″ one barely reaches 30°. That layout works for a reading room or a room where the TV is an afterthought.
Where the TV goes, and how big
From the sofa to the screen is about 9′ 10″. A 65″ TV fills about 27° of your view from there; SMPTE’s 30° everyday target takes a 73″ screen and THX’s 40° a 99″ one.

What changes the answer: doors and a second doorway
- Door in the middle of a 15′ wall: one chair fits at least three ways, but the sectional loses its chair.
- A second 36″ doorway in the far corner, on the top 12′ wall: the sofa keeps one chair (one way) and the sectional one chair (one way).
- A second doorway at the top of the window wall: the sofa keeps one chair, the sectional none.

The sofa-to-table gap stays in the 14–18″ range every guide we checked gives; armchairs keep the same gap to the end of the table. The walkway is checked on a floor grid, so a layout fails if any seat or the TV can only be reached by squeezing past furniture.
Measure this first
- Wall to wall in two places: rooms are rarely perfectly square.
- Every doorway, which way each door swings, and where people walk through.
- Window widths and sill heights, and any radiator or vent below them.
- Where the TV outlet and cable come in.
- Your sofa’s outside size, arms included, and the chaise length on a sectional.
