A 12×14 room is 168 square feet: two 12′ walls (144″) and two 14′ walls (168″). An 84″ sofa with a chair at each end needs 152″ side to side, so it only fits along a 14′ wall, and only one of those is free of the door.

Three layouts that work in a 12×14
Layout A: Sofa under the window, a chair at each end
All checks pass
- 9′ 10″ from the sofa to the screen
- 46″ between the coffee table and the TV
- Wall beside the sofa: 42″ and 42″
- 16″ sofa to coffee table, 30″ paths from the door
Best for: five seats facing one TV, all within easy talking distance.
The trade-off: the TV goes on the door wall, so people walk in beside the screen.
Layout B: Sofa on a 12′ wall, looking down the room

- 70″ between the coffee table and the TV
- Wall beside the sofa: 25″ and 35″
- 16″ sofa to coffee table, 30″ paths from the door
Best for: a big open middle: 70″ between the coffee table and the TV.
The trade-off: you sit 11′ 10″ from the screen, so a 65″ TV fills only about 23°.
Layout C: Sectional plus a chair

- 9′ 10″ from the sofa to the screen
- 46″ between the coffee table and the TV
- Wall beside the sofa: 12″ and 60″
- 16″ sofa to coffee table, 30″ paths from the door
Best for: a chaise for stretching out and a chair for a guest.
The trade-off: it only fits one way at 30″ paths, with the sectional 12″ from one wall.
Floating the sofa
With one chair, a 12×14 is big enough to pull the sofa off the wall: the solver found a layout with the sofa 30″ out from the top wall, leaving a path behind it, and about 9′ 8″ from your head to the screen. It’s a good option if the main way through the room runs along that wall.
Where the TV goes, and how big
From the sofa to the screen is about 9′ 10″. A 65″ TV fills about 27° of your view from there; SMPTE’s 30° everyday target takes a 73″ screen and THX’s 40° a 99″ one.
On a 12′ wall (Layout B) you’re about 11′ 10″ away, and 30° takes an 87″ screen. A smaller TV works; it just fills less of your view. The TV Size Calculator shows the angle for any size.
What changes the answer: doors and a second doorway
- Door in the middle of a 14′ wall: one chair still fits at least three ways; two don’t.
- Window on a 12′ wall instead: two chairs still fit, one way.
- A second 36″ doorway in the far corner, on the top 12′ wall: one chair fits one way, two don’t.

The sofa-to-table gap stays in the 14–18″ range every guide we checked gives; armchairs keep the same gap to the end of the table. The walkway is checked on a floor grid, so a layout fails if any seat or the TV can only be reached by squeezing past furniture.
Measure this first
- Wall to wall in two places: rooms are rarely perfectly square.
- Every doorway, which way each door swings, and where people walk through.
- Window widths and sill heights, and any radiator or vent below them.
- Where the TV outlet and cable come in.
- Your sofa’s outside size, arms included, and the chaise length on a sectional.
- The way in: hallway, stairs and doors the sofa has to pass. Will It Fit Through? checks them.
