10×12 Living Room Layouts: Sofa, TV and a Chair in 120 Square Feet

Short answer

Sofa + 1 chair A 10×12 living room fits an 84″ sofa, a coffee table, a TV and one armchair, but only one way: sofa on a 10′ wall, TV on the other, chair at the sofa’s open end. With a TV and standard 30″ paths, no sofa we tested takes two chairs.

A 10×12 living room is 120 square feet: two 10′ walls (120″) and two 12′ walls (144″). The width is the problem. Put the sofa on a long wall and the TV across from it, and 4″ behind the sofa, 37″ of sofa, 16″ to the table, 24″ of table, 24″ to pass in front of the TV and a 16″ console add up to 121″. The room is 120″ wide.

So the sofa goes on a 10′ wall and faces down the room’s 12′ length. We ran every combination through the Living Room Solver: four sofa sizes, zero to two armchairs, three walkway settings, with and without a TV.

Solved with 30″ walkways and a 16″ gap to the coffee table unless a column says otherwise (minimum: 24″ paths and 14″; roomy: 36″ and 18″), and the TV on the wall the sofa faces. A 32″ door near a corner of one side wall, a 60″ window centered on the other, 32×32 armchairs and a 60×16 TV console. With a TV, a sectional takes one chair, at its open end.

Best for: one or two people who watch TV most evenings, with a chair for a third.

The trade-off: the sofa sits in a corner, 1″ from the side wall, so an end table only fits on the chair side.

Best for: lounging: the chaise lets one person stretch out.

The trade-off: no armchair fits, and the sectional leaves 23″ and 1″ of wall at its ends.

Best for: conversation and reading, or a home where the TV lives in another room.

The trade-off: there’s no TV wall. With a TV at standard 30″ paths, the loveseat moves to a 10′ wall and only one chair fits.

Can a sectional fit in a 10×12 living room?

Yes, on its own. A 96″ sectional with a 65″ chaise fits two ways with 30″ paths, both on a 10′ wall with the TV across (chaise on the left or the right). At the roomy setting (36″ paths) there is one layout.

Adding an armchair only works at the minimum setting (24″ paths, 14″ to the coffee table): the sectional goes under the window, the chair at its open end, and exactly 24″ is left between the coffee table and the TV. For more on chaise sides, see our guide to layouts for sectionals.

Where the TV goes, and how big

From the sofa to the screen is about 9′ 10″. A 65″ TV fills about 27° of your view from there; SMPTE’s 30° everyday target takes a 73″ screen and THX’s 40° a 99″ one. In Layout A the TV sits on the far 10′ wall, centered on the sofa.

Those angle targets assume you want the screen to fill your view. A 55″ or 65″ TV works fine here; it just looks smaller from the sofa. The TV Size Calculator shows the angle for any size and distance.

What changes the answer: doors and a second doorway

Every result above assumes a 32″ door near a corner of a 12′ wall and a 60″ window centered on the other. Move them and the answer moves:

  • Door in the middle of a 12′ wall: the sofa and TV still fit two ways, but no armchair does.
  • Door near a corner of a 10′ wall: the sofa, TV and a chair fit one way.
  • Window on a 10′ wall instead: one layout with a sofa and a chair, with the sofa under the window.
  • A second 36″ doorway in the far corner, on the top 10′ wall: no layout with an 84″ sofa and a TV passed. A loveseat or an apartment sofa fits, without a chair.

A second doorway turns part of the room into a hallway. If yours has one, add it in the solver: it keeps a path open between the two doors.

The sofa-to-table gap stays in the 14–18″ range every guide we checked gives; armchairs keep the same gap to the end of the table. The walkway is checked on a floor grid, so a layout fails if any seat or the TV can only be reached by squeezing past furniture.

Measure this first

  • Wall to wall in two places: rooms are rarely perfectly square.
  • Every doorway, which way each door swings, and where people walk through.
  • Window widths and sill heights, and any radiator or vent below them.
  • Where the TV outlet and cable come in.
  • Your sofa’s outside size, arms included, and the chaise length on a sectional.
  • The way in: hallway, stairs and doors the sofa has to pass. Will It Fit Through? checks them.

Questions people ask

What size sofa fits a 10×12 living room?

An 84″ sofa fits, on a 10′ wall with the TV across. A 68″ apartment sofa or a 60″ loveseat also fits and leaves more wall for an end table. Measure the sofa’s outside size, arms included.

Can the sofa go under the window?

Not an 84″ sofa at the standard setting: with the TV across, the sofa, coffee table, a path in front of the screen and the console need 121″, and the room is 120″ wide. A 34″-deep loveseat or apartment sofa fits there with the TV, and the 84″ sofa just fits at the minimum setting. Without a TV, Layout C puts a loveseat under the window with two chairs.

How far is the sofa from the TV in a 10×12 room?

About 9′ 10″ from your head to the screen, with the sofa on one 10′ wall and the TV on the other. That’s the 144″ length minus about 22″ from the wall behind you to your head and about 4″ from the screen to its wall.
