12×12 Living Room Layouts: Square Room Plans With a Sofa, Chair and TV

Sofa + 1 chair A 12×12 living room fits an 84″ sofa, a coffee table, a TV and an armchair at least three ways. Two chairs fit with a 68″ apartment sofa or a 60″ loveseat, but not with the 84″ sofa: together they need 152″ side to side, and the room is 144″.

A 12×12 room is 144 square feet with four 12′ (144″) walls. In a square room the distance from the sofa to the TV is the same on every wall: about 9′ 10″ from your head to the screen. What decides the layout is where the door and window are.

We ran every combination through the Living Room Solver: four sofa sizes, zero to two armchairs, three walkway settings, with and without a TV, then moved the door, the window and a second doorway around the room.

Solved with 30″ walkways and a 16″ gap to the coffee table unless a column says otherwise (minimum: 24″ paths and 14″; roomy: 36″ and 18″), and the TV on the wall the sofa faces. A 32″ door near a corner of one side wall, a 60″ window centered on the other, 32×32 armchairs and a 60×16 TV console. With a TV, a sectional takes one chair, at its open end.

Best for: four seats facing one TV: a classic U around the coffee table.

The trade-off: the sofa is 68″, about two seats. Choose this if you host more often than you lie down on the sofa.

Best for: lounging, with the chaise as the best seat in the house.

The trade-off: an armchair only fits with it at the minimum setting (24″ paths, 14″ to the coffee table).

Why square rooms are easier than they look

With four equal walls, the sofa can go on any wall the door leaves alone. With an 84″ sofa and one chair the solver found layouts on the top wall and under the window; at the roomy setting (36″ paths), it still finds three or more layouts.

The limit is side to side. An 84″ sofa with a chair at each end needs 152″, 8″ more than any wall. Shorten the sofa to 68″ and two chairs fit (two layouts).

Where the TV goes, and how big

From the sofa to the screen is about 9′ 10″. A 65″ TV fills about 27° of your view from there; SMPTE’s 30° everyday target takes a 73″ screen and THX’s 40° a 99″ one.

That’s true on every wall here. If the suggested sizes sound big, they assume the screen should fill your view; a smaller TV works. The TV Size Calculator shows the angle for any size.

What changes the answer: doors and a second doorway

  • Door in the middle of a wall: the sofa and one chair still fit two ways.
  • A second 36″ doorway in the far corner, on the top wall: an 84″ sofa fits one way, without a chair. A loveseat keeps one chair.
  • A second doorway at the top of the window wall: the sofa fits two ways, also without a chair.

A second doorway is the biggest change in a room this size. Add yours in the solver and it keeps a clear path between the two doors.

The sofa-to-table gap stays in the 14–18″ range every guide we checked gives; armchairs keep the same gap to the end of the table. The walkway is checked on a floor grid, so a layout fails if any seat or the TV can only be reached by squeezing past furniture.

Measure this first

  • Wall to wall in two places: rooms are rarely perfectly square.
  • Every doorway, which way each door swings, and where people walk through.
  • Window widths and sill heights, and any radiator or vent below them.
  • Where the TV outlet and cable come in.
  • Your sofa’s outside size, arms included, and the chaise length on a sectional.
  • The way in: hallway, stairs and doors the sofa has to pass. Will It Fit Through? checks them.

Where should the sofa go in a square living room?

Usually on the wall across from where you want the TV, away from the door’s swing. The distance to the TV is the same whichever wall you pick.

Can a sectional and an armchair fit in a 12×12 room?

Only at the minimum setting. The chair sits past the sectional’s open end, facing the end of the coffee table. With the standard 16″ gap to the table it misses by about an inch; the minimum setting’s 14″ gap makes it fit.
